At Phillips Homes we know there are tenants out there wise to the system, this is why as a part of our professional service we make sure we have two references and a guarantor. We also provide inspections 4 times per year and full colour inventories. Our Lettings Manager arrange for the utility services and council tax to be transferred on the day that the tenants moves in.

Tenants Requirements

 

Holding Fee:

  • Our holding fee is £130.00 – this fee holds the property for you for 7 days whilst you get in the required documents below:
  • PLEASE NOTE THIS FEE IS NON REFUNDABLE AS IT ALSo COVERS ALL OUR ADMINISTRATION COSTS.

 

References:

·         1 Personal – Someone who can vouch for you as a person who has known you a long time (must be employed).

·         1 Professional – Someone who owns their own business or has a professional job: Doctor, Teacher, Social Worker etc……

 

Guarantor:

  • Your guarantor MUST be employed, earning over £16,000 minimum OR they must be a home owner.

 

Identification Requirements

 

Tenant/s:

  • Photographic ID – Passport or driving licence

 

Guarantor:

  • Photographic ID – Passport or driving licence
  • Utility Bill (dated within the past 3 months)
  • Pay slips – Last 5 weekly/or past 3 months OR P45
  • IF HOMEOWNER – Guarantor must show provide the deeds to the property

 

   

TO ENABLE THE TENANT/S TO MOVE INTO THE PROPERTY YOU WILL NEED TO PAY THE 1ST MONTH UP-FRONT PLUS THE BOND (WHICH WILL BE EQUIVALENT TO THE 1ST MONTHS RENT – UNLESS STATED OTHERWISE
